Trimming out a house

How long does it take to to trim out a 2500 sq ft home? 16 hours?

More like 2 days (48 working hours; at least) in my experience. I doubt that has changed much these days.

But in any case it will vary for a variety of reasons.

First, I will say that I'm a one man show and I don't do tract housing. Only a couple of GC's that I work with and they seem to only employ neat/clean professionals.

I guess I'm spoiled because (knock on wood) I rarely run into the problems on those lists.

Maybe because I've done all the rough-in myself and leave as little to do on trim as possible.
I won't return till the painter is gone.
The tapers or painters clean out my boxes and vacuum them (someone does).
I forget the rest of the list, but 24-32 hours seems pretty reasonable (no back stabbed devices).
 
22. Explaining to HO which switches control which fixtures, of course they all work fixture as requested during original walk-thru. And explaining dummy switches where I roughed in for a paddle fan that became lite fixture

23. Moving boxes because cabinet man and HO didn't bother to tell me that they changed cabinet layout

I was gonna say that. If you're there and the painters are there, you're there too early. I will say that I never trimmed out a 2500 sq ft home, because I never worked on anything that small.

I've been on some big customs that gave a bonus to trades for finishing on schedule. There has been times that the painters were masking off our plates and bagging the fixtures on the ceiling because we were on time and they were not.

Low bid painter on a custom if he's willing to paint around things. :happyyes:

Thats just it though: I would love to consistently work on jobs where the framing is ALL done before I rough, the painters are ALL done before I trim, there is no wacky order of operations requiring partial cover inspections and other nonsense, etc. Just seems like it doesnt go that way most of the time.

I will also say that I dont do tract or spec houses, but I can see how those could be quicker, simpler and easier in some ways.
