It could be a year that you are tied up with your $$ in labor and material before you see the bottom line in your pocket.

I collect 60% (plus total cost of all extras) after rough wire Inspection.
30% after devices and fixtures are installed.
Final 10% once it passes C.O.

They do give me the ol "we're waiting on a draw from the bank" line sometimes but they've always paid within 45 days at the latest.
Like I said, I've been pretty lucky!

I give anynbody who can come up with a relevant quote or price based on sq. ft. due credit. "Estimates" not withstanding.

My expertise is in residential remodel so I may be lacking in my ability to evaluate new construction and valid or useful pricing techniques.

Okay, how much does a unit cost? :) I couldn't resist. But these are some of my standard prices for new construction. I'm looking at an invoice for a new house I just did approximately 3500 - 3800 square feet and total was $14,805.00. House will probably go on the market for $750,000. On a side note this is a new builder for me and he told me BEFORE I priced it that "I don't really care about price as long as it is within reason. I have about 6 different electrical contractors, and as long as their pricing is within a thousand or two it's ok". He does want good work and good service. I still quoted him the same pricing I give all my regular builders.

Sam, the price is not from the sq ft only.

Much like J_Ericson replied, I also have a list of almost every kind of extra I can think of and I have prices for each one.

so...
1) Use the sq ft of liv space (base price)
2) add the extras according to my price list
(Anything extra you haven't incorporated into the base price)
3) That is the quote until the walk-through
4) After walk-through you add any additional extras again per price list.

Once you have prices for everything a bid takes very little time to do. Figuring out all the individual prices is the hard part.

I used a year as a time frame that from slab to final could take that long and if caught between what ever the companies billing cycle
Some smaller companies are geared for this, but when you have 150 to 180 hourlys to pay each week volume is what keeps the monster fed !
!!!! Cookie cutter tract builders keep writing checks as long as we keep up with their ridiculus scheduling. These are cookie cutters built over and over and over,But they still have problems building them  I just don`t understand it

To me that is way more difficult!
I never seem to figure in enough "remodel" labor hours. :)

Re: What is and not included in square foot in residential w

I take the most in material I believe will do the job then add 10 % and multiply by 3 take it or leave it.
My material is covered + 10 % then 1/3 for labor then 1/3 for incidentals.Has worked for me for along time.Oh then there are always the extras that were wanted before but now`s the chance to get them done :D That`s where the $$$ comes from on the back end ;)
