I pretty much did what was on the punch list charged 4hs and they paid me before I was done and left me to lock the house.

My only latent concern would be those Very old H/V/L 's are they safe???
the H.O. was happy with the cleaning. He didnit like the cost $ time and trouble for replacement.

IN YOUR opinions, are sturdy old hvl's safer than the new HVL's???
I purposely do not have any in my nicely remodled circa 1908 mansion(Bungalo). IMO the new ones are thinly made and possible firehazard, BUT I have not heard of any house fires associated with them... Have YA'ALL???

I do what ever they ask as long as it is not a code violation. Had one recently where some old K&T wire was run through a short length(10 ft.) of black pipe in an attic. It did noty go anywhere. It did stick out the end of the pipe and I was hired to put a J-box on the pipe! Total waste of time but two hours of billable!!:smile:

Usually the home inspection comes just days before closing and the buyer only cares about what is in the home inspectors report and you are not dealing with the buyer but with the seller and all they want is to close the sale of the property. The relationship you want to build is with the realestate agent who can pass on your name to the new owner.

worth of repairs. if the home inspector generates a report that kills a sale, he
will never be called by either real estate agent, ever again. it's that simple.

hot water heater straps... missing gfi outlet in upstairs bathroom.... new ball
valve for cold water shut off for house...... open breaker knock out in panel..
missing cover on j box in garage....

he comes out with the words "black mold" or "asbestos", and he's toast.

the home inspector on my house said i "might want to consider upgrading
the pool heater....." there were black marks from the fire coming out the
back of the unit, on the block wall behind it.... the first time i lit it up, it
almost set the palm tree on fire...

it was on my replacement list, so i didn't care.... but susie creamcheese
and her husband wilberforce who don't have a clue.... well.... it' woulda
been an ugly fire... palm trees always are.....

Under our state law the realestate agent cannot recommend a home inspector and they do not hire them it is stricktly up to the buyer who is often required buy the lender to provide them with the report.The agent can give them a list of inspectors.

I'm always amazed when I get hired to take care of things on a HI check list at how many things they miss. Real often the stuff on the list is very minor compared to some of the blatent code violations I see while doing these repairs.
So very true!

If I run into a problem with a home inspection I talk to the real estate agent that called me. If its a costly fix I give them an estimate to fix and let them negotiate the cost with the other parties. Its there job. Its my foot in the door. :cool:

1 sellers agent - who just wants to close



they all want their own agenda (and its not electrical safety)

also dont be surprised when the new buyer calls you after the sale

and they dont want to hire you for more work but they do want to pick at the work you did and they thought you were replacing "X" and you only got paid to repair "Y"

lots of fun for a few hundred dollar job

I usually just get a call fron the realestate agent telling me they are faxing me a copy of what the buyer wants repaired and they need a cost to present to the seller.

I get the fax look at what repairs are needed and send them a price broken down for each item ,I use flat rate pricing.

Later that day I will get a call to proceed with all or they will call and tell me what items to do.When finished the agent and buyer do a walk through.

The money is paid from the escrow account so I have to wait for closing which is only a few days

I have never gotten a call from a buyer complaining about the repairs most often it is a call to do more work.
