Hotel Budget number

Does anyone have sq ft budget price for a 128 unit hotel? 4 story with a pool. No other rooms other than storage and mechanical. 75K sq ft. No Electrical plans. Strictly budgetary.
Are the RS Means prices fairly accurate? Would adjustments be required from the RS Means price for a open shop?
Is there another source that may have some valuable information.

I take it you're looking for electrical cost only per square footage? There are too many factors unknown that this budegetary number could swing widely; which NEC code cycle are you under (AFCI)? What's the heating and cooling looking like (PTAC units versus VRF or some other version)? Building Envelope? Are there specs? Will they need a generator? Which energy code are you under? What equipment will be in each room (microwaves/fridges?).

Here the details I received verbally...sigh

Units have a full kitchen with electric range, refrigerator, and microwave.

Each unit has a VTAC for heating and cooling.

Common areas will have central heating / cooling units.

2 Elevators

Wood frame construction

No Specs - No LEED (At this point in time)

No generator

We are currently under the 2011 NEC code and the 2009 IECC - Sometime later this year we are supposed to be adopting the 2018 NEC and the 2015 IECC (Maybe around July)

This number is just for budgeting to see if the owner would like to pursue the project further.

Hate to break it to you, but those hotel rooms just got turned into "dwelling units" as classified by the NEC because of the cooking range, which triggers the permanent provisions for cooking requirement of the definition of a dwelling unit. Subsequently, both the 2009 and 2015 IECC are going to require you to meter each individual unit (505.7 - IECC 2009). Going to 2017 NEC will now trigger the requirements of AFCI for those rooms which adds cost as well.

No offence. Are you really willing to take a number that you get from a stranger on the internet to one of you customers for something like this? Even if you took a poll from everyone on this site with 10 hotels under their belt you are still going to have a huge delta in numbers because eveyone will all have different locale, pricing, talent in the workforce, etc. Unless something like 500k to 1M is an acceptable answer.... Means is not going to help you until you can do a good takeoff.

Normally all the numbers would come from the middle man (engineer, architect, those guys) not the electrical contractor.

seriously, you will not get a reliable number without doing some work. for a project of this magnitude, I would expect there would be 100-200 man hours of work to come up with an estimate that could be trusted.

The owners needs to get with a GCs that have built similar projects in the area. They will be able to give an idea of what overall construction cost will be for a project like this.

The idea that an owner wants to try to break cost down by trade is something you really don't want to get involved with.
