Brandy new (too expensive) condo - saw this wire run to the DWH. I'm just a home inspector, but I do not like this. Any specific code provisions that I can reference (or is this OK)?

Thanks,
Tony Shupenko

the only code violation i see is missing straps. But I cant see if the switch is a four-way like most of the houses I go to.... :) (Not joking by the way...)

How does a tywrap make this legal?

Only missing a wire support, tyrap is leagal unless AHJ says its not...thats how... unless you see something else that we don't? picture is really not that clear, and poster really didn't say what he didn't like about the install...

I think he was proposing to strap the greenfield to the water line. That wouldn't solve the 348.30(A) "...within 12" of each box.." issue. You'd need a strap on the wall for that.

unless you use a tyrap with a hole for a screw built in. but really the only code violation is straps.. does everyone agree? and how do we know the water heater was not replaced by a plumber and not reinstall the straps?

Little more background

1. I was concerned that the wire was not supported - plus the potential for shelfs and other items to be installed behind (this heater is in a utility closet area that also houses the laundry equipment.
2. The heater is a 65 gallon unit - a 30-amp breaker is back in the panel. I did not get a rating on the switch.

That point may be valid and you may want to bring it up to the client that you are working for, however, inspect not expect.

Well, you're permitted up to 4-1/4 feet or unsupported horizontal run of Greenfield and AC cable, and 6' of MC cable. Can't tell what type you have there exactly, but you've only got less than 2' of horizontal wiring. Fear not.

No code that i'm aware of for installing a water heater in a laundry room/ utility closet. Make sure that switch reads ON/OFF...

Feedback that everyone provides is a real education (and I am constantly learning). Thanks for the speedy replies. It is amazing how much information can be obtained in a little over an hour from professionals all over the country.

Thanks again

If it was replaced by a plumber why in earth would he have removed the wall strap at all.In the picture there is no sign of a strap ever being installed anyway.Shoddy work at best from the get go.Write your report to say w/h flex needs to be secured within 12 ins of box on both ends !!!!!

I can`t believe I`m helping a home inspector,I hate home inspectors lol lol lol :)

Why 12 inches from the water heater ? From 4 square i agree but its a whip to the heater.I would be looking for other maybe missed items having seen this on a new building.
