What is and not included in square foot in residential w

I'm trying to start an small electrical business wiring house and I do not know what are and are not included in the sf in the house. Please help me I don't want to be rip off. any help will be appreciated it. TYhank you all. Santos. :confused:

I'm going by memory and haven't reread it in a while so don't take this to the bank.

All habitible area measured from the ouside building dimensions.

An unfinished garage is not habitable, nor is a porch.

This should be easy to understand (even for CMP 2 writings) at the beginnig of article 220.

Sorry for laughing but this one confused me too when I first started out for myself! :D

Here it is:
First you include the absolute Minimum (Which aint much!) No chime, no Rec lts, no C. fans etc...
Then you ask the contractor what things he would like you to include as a "Standard" item in all of the homes.

Chime?, DW?, garb?, micro?, Rec Lts?, etc?
Many things have become "standard" or "expected" by homeowners, and yet they are NOT required.

After you know what "extra" things he wants to always have you can come up with a sq ft price by adding them all up.

They have to tell YOU what to include!

After that ANYTHING that gets added on the walkthrough is EXTRA $ !

It's that easy! :D

it looked to me like you were right dave. he was not trying to do the service calculation. he was trying to do the pricing.

Well, that's not the impression I"m getting but I'll certainly agree that's no way to estimate any kind of electrical job.

It works great once you establish the "Standard Extras"!

It will be different for every contractor though.

I cant estimate that way. I do commercial, industrial estimates.

My counter part in the res section does the sq ft min + extra thing all the time.

He wonders why I spend so much time on bid. He thinks it should be easy.

We both make money in our different worlds. but industrial bidds are different. Customer calls for one rec. you think ok easy. then find out you need a knuckle boom lift, two ground men for saftey, and 1000 feet rigid conduit to get it there.

I have been told that sq ft is the only way to win in the res bid market.

You win bids by sq. footage on resi. but make your $$$ on the extras.Depending on the builder the # of ceiling fans ,phone drops and tv drops vary.
Over bare min. it is bid as extras.floods pool prewire/sw etc.that is where you make your $$ not in bare bids.

They get no phone or tv jacks with "NEC Minimum". Also, no smoke alarms, or bathroom vent fans and no sump pump outlet.

Every builder is different, and they need to give a detailed spec sheet, or we give no price, period.

I always point out the above, plus the ones that others have listed, and get this blank stare, and then a 'well, I need phone jacks, smoke alarms, etc...'

I think the question is referring to square foot pricing, and I think that this topic has been discussed before. Someone posted a similar question in construction/mgt forum. I'd never price based on square footage. I price per unit.

the average house in SC goes for about $2.00 / foot under roof. thats nothing fancy, no decora, 10 or so cans, catv and tele in every bedroom/lr , 2 button chime, garbage, dish, hood, floods, usually 5-$6000/house

Considering the recent doubling of NM cable, that seems a bit low. My house is about 3K sq.ft. including a dfinished basement, and I'd have trouble wiring it for $6K.

Maybe $2.50 per, but I usually figure actual device count and such, as well as major appliance and other loads. Anyone else?

That is lower than what I was charging 2 years ago. (Before I raised the prices to keep up with rising costs)
I've been very lucky here in Florida, I've managed to hook up with a few custom home builders that appreciate reliability and my attention to detail. They are willing to pay me about 3 times what the "Cookie cutter" builders are willing to pay. I still do a cookie-cutter now and then but custom homes are where the money is.
Today was day #3 for a 4,500 sq ft. rough.
(By myself)
2 more days and I'll be done the 2nd floor! :D :cool:

That is the difference between cookie cutters and customs comes in to play.The cookie cutter builders tell you what they will pay you not what will you bid :D
Unless you can come with $5/ hr more and the van stays the same maybe we can swing a deal.needless to say I am right where I went to.
