So if the fixing involves a few hours or days - who is going to pay you for being such a good samartian?Nothing is legally bullet-proof. And I never claimed it to be.
Truth be known, any lawyer worth his/her salt would sue you just because you knew about the problem.

I'm not legally required to fix or make safe anything without a signed work order. Trespassing is a crime around here.
