Final Inspection - 110.26(A)

I did not do the roughing inspection for this job, another inspector did.
I was called in by the inspector who was performing the final on this house.
He was not sure how to handle this installation, especially since he or I did not do the rough. We could not contact the inspector who did the rough.

Would you pass this installation as a final?

It is hard to tell what the width of the wall is between the panel and wall, but does not look like enough spce once the washer is in (not to mention whatever else is going in where the cat-5/lv wires are.) Without an appliance in place it is hard to say. Technically is not yet a violation.

But...the plumbing, electric and gas are all in place for laundry appliances. Once the laundry appliances are installed, the working clearance for the panel will be encroached upon and then no longer conforming.

So, how does one make this inspection? ;)

Have you considerd a stackable washer dryer?
I am sure that is why the recep is so High.
There might be an issue with the door of the panel not opening up all the way because of the security panel.

The cat 5 wires should not be of an issue. unless ther are the wrong type.

I would say this is one that is going to be a judgement call using some common sense, if they say they are not going to have a washer and dryer, then I would insist as minimum the washer hook ups be removed because anything that could be hooked up there would be in the working space of the panel.
 
I know that different jurisdictions provide different levels of authority for electrical inspectors.

In our jurisdiction, I would need help from a building official if I wanted to see the plumbing removed.

It is definitely a space for laundry, and remember the NEC requires at least 1 receptacle for laundry.
Pictures can sometimes be deceiving. If one was to install laundry equipment in this space, the clearance space required would not be compliant.
 
Let's just say, for arguments sake, the the EC was done and he called for his inspection and the plumber hadn't roughed in yet (this is to help the inspector save face). We would not allow this as everything must be in at frame as our combo inspectors do resi.

Another good point that was brought up, is, if you have the side clearance it is technically not a violation at this time.:smile:

Now we all know that a washer and dryer are going in there, so we also know that it will become a violation. I would make them move the panel, as I'm guessing that there is a hallway on the other side of it and you could just spin it around.

My questions of course would be, why wasn't this caught on plan check? How did the EC miss it? How did the EI miss it? If it got moved because someone didn't like where it originally was and didn't run it by the EI, then I have no sympathy.
 
from what I see in the picture, it looks like tile on the wall outside of this room, it kind of looks like a bathroom.

Now it get's into what I call "a code violation is a code violation" no matter how it happened. The bad thing about situations like this is if you let it go then next time you get, "well you let me do it last time, whats the difference?"

if this is a new house i would have to say this has to be questioned before the rough should have passed.

what do the plans show, to verify nothing changed between the rough and final, (but we all know that never happens)
